What's the difference between fresh launch, resale, and rental listings?

Fresh launch (also called pre-launch or under-construction) properties are new projects sold directly by a developer, often before or during construction — pricing can be more flexible but possession is further out and you're relying on the developer's construction timeline. Resale properties are existing homes being sold by their current owner, so you can usually see the actual unit, check its condition, and move in sooner once the paperwork clears. Rentals are leased rather than purchased, for those who want flexibility instead of ownership. We work across all three, so you don't need to go to three different agents.

How do I check a project's RERA registration?

Every real estate project above the threshold set by the state should be registered under RERA (the Real Estate Regulation Act). Before committing to any fresh launch or under-construction project, check its registration status and details directly on the relevant state's official RERA portal — that's the most reliable way to confirm a project is registered and see its filed timelines and approvals. We're happy to share the RERA details for any project we list, but always verify them independently on the portal.

What should I expect from the resale due-diligence process?

Buying a resale property generally involves verifying the seller's title and ownership documents, checking for pending dues (property tax, maintenance, utility bills), confirming there are no legal disputes or encumbrances on the property, and completing any society or RWA no-objection requirements before transfer. Depending on the property, it can also involve checking building approvals and occupancy certificates. We recommend involving a qualified property lawyer for document verification — this is general guidance, not legal advice, and the exact checklist varies by state and property type.

Does Aggent charge brokerage or advisory fees?

This can vary by transaction and property. Reach out to our team with details of the specific property or requirement you have in mind, and we'll walk you through what applies for your case.

Can you guarantee returns or price appreciation on a property?

No. Property values are influenced by many factors outside anyone's control — market conditions, location development, timing, and more — and no one can guarantee future appreciation or rental returns. We share honest, factual information about each listing so you can make an informed decision, but treat any promise of guaranteed returns, from us or anyone else, with caution.

What documents or details should I have ready before enquiring?

It speeds things up if you already have a sense of your budget range, preferred locations, property type (fresh launch, resale, or rental), and BHK or size requirement. If you're closer to a decision, having basic KYC documents (PAN, ID and address proof) and your home-loan pre-approval or budget confirmation ready will help things move faster once you shortlist a property.
